Virginia Beach & Hampton Roads

Virginia Beach, Chesapeake, Suffolk, Norfolk, Newport News

Coastal transient demand plus year-round military and workforce occupancy. Annual and monthly contracts underwrite well here, and full hook-up sites with 50-amp service command a meaningful premium over partial hook-ups.

Williamsburg & the Historic Triangle

Williamsburg, Yorktown, Jamestown, Gloucester

Destination tourism keeps occupancy high from spring through fall. Parks positioned near the theme parks and historic sites carry pricing power that supports tighter cap rates than rural Virginia.

Eastern Shore & Chincoteague

Chincoteague, Cape Charles, Onancock, Exmore

Beach and barrier-island demand with a short, intense season. We look closely at flood zone, elevation, septic capacity, and whether the park can add storage or annual sites to stabilize winter revenue.

Southwest Virginia & the Highlands

Abingdon, Bristol, Wytheville, Marion, Damascus, Big Stone Gap

The Creeper Trail, the Crooked Road, and Interstate 81 traffic support both destination and overnight-stay parks. Land basis is lower here, so expansion acreage and pad-ready lots often carry the biggest share of upside.

Central Virginia & Richmond

Richmond, Petersburg, Charlottesville, Lynchburg, Farmville

Strong interstate corridors plus lake and river recreation. Workforce housing crossover demand makes long-term site contracts common, which we value at a premium to purely transient revenue.

Northern Virginia & I-95 corridor

Fredericksburg, Stafford, Manassas, Winchester, Front Royal

The highest land values in the state. Even modest parks here can be worth more than their operating income suggests once alternate-use and expansion potential are underwritten properly.

Chesapeake Bay, lakes & rivers

Smith Mountain Lake, Lake Anna, Kerr Lake, Deltaville, Colonial Beach

Waterfront and marina-adjacent parks. Boat slips, storage, and waterfront premium sites are separate income streams we price individually rather than folding into a per-site average.
