Annual sites, park-owned units, and how income is documented
Southside parks frequently run on annual leases, long-standing seasonal tenants, and sometimes park-owned rental units. Those revenue streams can be strong, but they need to be documented well: a current roster, what each site actually pays, what is included, how utilities are billed, and how far ahead payments run.
Where a park owns rental units, a buyer will separate that income from site rent, because it carries different costs and different risk.
Shoreline and access considerations
Properties near Kerr Reservoir and other managed lakes can involve shoreline rules administered by a federal agency or utility. If a park's appeal depends on water access, docks, or a boat ramp, the permissions behind that access are part of the asset and should be identified early.
Annual sites are the whole ballgame here
Around Kerr Reservoir, Lake Gaston, and the Dan River, many parks earn most of their income from annual and seasonal site holders who keep a unit on the lot year round. That revenue is durable and we like it — but only when the contracts, renewal history, and rate increases are documented. A handshake arrangement at a rate that has not moved in eight years is worth less than the same site under a signed annual agreement.
We also look at park-owned units. Rental trailers and cabins carry maintenance and replacement cost that pure site rent does not, so we underwrite them at their own margin rather than lumping them into site revenue.
Shoreline rules and access
Lake-adjacent parks in Mecklenburg, Halifax, and Brunswick counties often sit against land controlled by a federal agency or a utility, with shoreline management rules governing docks, launches, clearing, and structures. We want to know what permits exist and whether anything on the shoreline was built without one.
Access easements matter here too. Several Southside parks reach the water or the highway across land they do not own, and confirming that right in writing before closing protects the value we are both counting on.
